Keep a hard-money draw out of the new-borrower mailbox.

A Friday draw request disappears when it shares loans@ with a brand-new borrower story. The draw is about collateral already in a file and a point in the project, not about introducing the firm. draws@ has to exist so that note is not lost over a weekend. The public page can name collateral the desk already discusses. Motus does not quote points, and it does not promise the closing.

Friday draws are not new borrower stories

A draw request names a project that already has collateral, a budget, and a person waiting on the next release. That email is operational. A new borrower story is a pitch: who they are, what they want to buy, and why they wrote. If both land in loans@, the draw sits under the pitch until Monday. draws@ exists so the release question has its own reader. Say that split on the page in one plain sentence.

borrowers@ is for the person who does not yet have a file number. Ask them for the property, the collateral they think they are offering, and whether any work has started. Do not ask them to calculate points on the form. A points field on a public form looks like a price list. The firm may discuss points later, in a document it owns. The website's job is to route the story, not to price it.

Collateral gets named, points do not

Name the collateral the desk already knows how to discuss. A house under renovation, a small building, land with a plan, only if those are true for this firm. Do not promise that any of them will close. Do not say funds are reserved. A visitor should be able to tell whether their collateral is even in scope before they write. If it is outside scope, say so, and do not collect a story you will not read.

Points are a commercial term, and a marketing page is a bad place to invent them. Quoting points, even as a range, trains the reader to treat the range as an offer. Motus will not type a points figure, a rate, or a closing date. The firm can hand us a disclosure it already uses. We will not draft one that sounds like a commitment. The page asks for collateral and a mailbox. That is the whole public promise.

Three hard-money addresses, three jobs

loans@ takes a first look at a new collateral story during the week. draws@ takes the Friday release: project name, what was completed, and what the requester wants released. borrowers@ takes the person who is confused about which of those they are. Publish the three labels. A draw that arrives without a project name should say so, rather than pretending the form can guess. The firm decides whether a draw is even something it processes.

Nothing on the page should say the loan will close, the draw will be released, or the collateral is enough. Those are file decisions. The site can say how fast a human usually reads draws@, if the firm knows that and will stand behind it. Do not invent a same-day claim to look quicker than a bank. Motus does not lend, does not hold collateral, and does not sit on a funding committee.

Authority fits a hard-money desk that must keep draws@ clear of new borrower stories and still refuse to publish points. Growth fits if one extra mailbox is the whole split.

Questions

Why does a hard money draw need its own mailbox?
Because a Friday release is time-sensitive and a new story is not. If they share loans@, the draw is what gets lost. draws@ gives the release a reader. borrowers@ remains for someone who does not yet have a project name.
Should a hard money page publish points in the hero?
No. Points quoted on a public page read as an offer. Motus will not supply a figure or a range. The firm may discuss points in its own papers after it knows the collateral. The site only names where that conversation starts.
What collateral facts belong in a new hard money note?
The property, what is being offered as collateral, and whether work has started. Leave points off the form. Send that story to loans@ on a weekday and to borrowers@ if the writer is still unsure. The firm decides if the collateral is in scope.
Will Motus promise that a hard money file closes?
No. A closing is a file decision, not a line on a marketing page. The studio does not lend and does not hold collateral. The page can route a draw to draws@ and a new story to loans@. It cannot say either one will be funded.
