A sponsor carrying a rent roll and a family buying a house should never share one form. The sponsor is asking whether a property type and its debt service can be discussed. Two arrivals, two commercial files
The sponsor already has a building, a rent roll, and a question about debt service. That person does not want a quiz about a primary residence. commercial@ can take the first note: property type, who owns it, and whether a package is ready. packages@ is where the rent roll, the trailing income pages, and the debt schedule actually land. borrowers@ is the wrong door for that stack.
The family buying a house is a different desk, even if someone typed commercial into the search. Send that visitor toward the home-mortgage page rather than forcing a rent roll question on them. A single contact form that asks every human for a trailing-twelve schedule looks careless to both. Name the property type the firm actually discusses. Leave the ones it does not.
Debt service stays in the package, not the headline
Debt service is a calculation on a specific building. A public page that prints a coverage figure is inventing a building. Ask the sponsor to attach the rent roll and the current debt schedule to packages@. The firm can read them. The website should say that reading happens after the mail arrives, on a business day, by a person. It should not show a sample ratio that visitors will treat as an offer.
Property type belongs in the first paragraph the sponsor sees. Retail, multifamily, warehouse, office, or mixed-use, only the types this firm already works. Do not list every building class because a template had icons. Do not quote a rate beside the list. Motus will not invent a coupon, a spread, or a term for a building it has never seen. The firm, if it prices anything, does that in its own papers.
Which inbox holds the commercial package
commercial@ is the front door for a sponsor who is still describing the building. packages@ is the door for attachments: rent roll, debt service pages, entity documents, and photos the firm actually asked for. borrowers@ stays available for a person who landed here by mistake and needs the consumer desk, so they are not scolded by a form that demands a trailing schedule. Label the three addresses in plain words.
Write what the firm will not do on this screen. It will not quote a rate. It will not call a sponsor approved. It will not treat a rent roll as proof that a loan exists. Motus builds the page and connects the mail. Motus does not underwrite the building, visit it, or sign a term sheet. If counsel has to review a draft, that review belongs to the firm.

- A home buyer does not have a rent roll, and a sponsor is not shopping for a residence. One form trains both of them to send the wrong papers. Point the family to the home desk. Keep packages@ for the building file.

- Attachments go to packages@, not to a consumer mailbox named borrowers@. commercial@ can take the short note that names the building before the file is thick. The page should say a person reads the package. It should not calculate debt service in public.
- Which property type belongs on a commercial mortgage homepage?
- Only the property type this firm already discusses. A warehouse desk should not wear a hotel icon because the template offered one. Naming the type is not a rate quote. Motus does not price the building or promise that anyone will finance it.
