Ask what the bridge takeout has to show, then stop.
The takeout outline on the sponsor's desk is the object this page should respect. A sponsor writes because they need the questions, not a promise that the bridge closes. The site can ask what the takeout is, how long the term runs, and who reads bridge@. It should send closing mechanics to closings@ and sponsor narrative to sponsors@. Motus does not lend, and it does not bless the exit.
Name the takeout questions without closing them
A bridge conversation starts with the exit. What repays this, who provides that repayment, and what has to be true on that date. The page can list those questions the way the firm actually asks them. It cannot answer them for a building it has not seen. A sponsor who wants the list writes sponsors@ with the property and the hoped-for takeout, in sentences, not in a slider that invents a term.
Term is a length, and length without a takeout is a slogan. Do not print twelve months or eighteen months because other bridge sites do. If the firm has a range it truly uses, the firm can say so in its own words, and it owns the sentence. Motus will not pick the range. The page's useful act is to tell the sponsor which facts make a term discussable at all.
Sponsor notes and closing notes are different mail
sponsors@ receives the narrative: who the sponsor is, what the property is, and what they believe the takeout will be. closings@ receives a file that already has a path, where a title person or a counsel note should not wait behind a new pitch. bridge@ is the general desk for a question that is not yet either of those. Labeling them stops a closing item from aging under a first-time introduction.
Do not promise the bridge closes. Do not say the takeout is approved, likely, or reserved. Do not imply Motus is the lender standing behind the term. The studio's work ends at a clear page and working mail on the firm's domain. If a sponsor needs a human before they attach a term sheet, bridge@ is that human's address. The human works for the firm.
What the bridge page refuses to finish
The refusal list is short and should be visible. No rate. No points copied from a hard-money cousin page. No sentence that the sponsor is approved. No calendar that says the bridge funds on a date. A visitor holding a takeout draft needs questions, not a celebration. Write the questions in the firm's voice. Leave blanks where a number would have gone, and let the mailbox do the asking.
Sponsor identity matters more here than a logo row. Say whether the desk talks to operating partners, repeat borrowers, or first-time buyers of a building, and only if that is true. A first-time sponsor should not be told the term is easier. A repeat sponsor should not be told the takeout is assumed. Both write sponsors@ with the same honesty. The firm sorts them. The website does not rank them.

- What should a bridge loan page say about the takeout?
- It should ask what repays the bridge, who provides that repayment, and what must be true on that date. It should not say the takeout is approved. Sponsors send that narrative to sponsors@. Motus does not lend the bridge.
