Name the agent. Do not say the commitment is done.
The commitment is already done is the sentence a syndicated page has to stop using. A commitment is a lender's act inside a lender group, and it is not finished because a sponsor hopes it is. The site can name the agent role and say where an agent question goes. agents@ is that door. syndicate@ is the desk. sponsors@ is the sponsor. Motus does not join the group and does not declare the commitment closed.
Stop telling sponsors the commitment is finished
Sponsors arrive wanting a sentence they can forward. Done, circled, and oversubscribed are those sentences, and they are not yours to print. sponsors@ can take the deal description: the borrower, the purpose in the sponsor's words, and what they think is still open. The page should force the word open to stay available. A hero that says closed teaches the sponsor to stop sending the facts the agent still needs.
The lender group is a set of institutions the firm may talk to. It is not a logo bar, and it is not a list Motus maintains. If the firm is allowed to name participants, the firm supplies the names and accepts the disclosure duty. We will not scrape a tombstone or invent banks to look busy. syndicate@ is where a question about the group, as a group, can sit without being mistaken for an agent's operational note.
Agent questions have an address of their own
The agent is a role with a job: holding the list of who has said what, and fielding lender questions that are not marketing. agents@ is where that role's questions go, if the firm truly has someone who reads them. A lender asking about a timetable, a signature page, or the status of a commitment should not land in sponsors@. The sponsor's hope and the lender's question are different temperatures. Mix them and the commitment myth grows.
Do not call Motus the agent. Do not call the firm the agent unless the firm is, in fact, prepared to say so in its own disclosure. The page can describe the role in general and point to agents@. Description is not appointment. If no one at the firm will own the mailbox, remove it. An empty agent address is a promise that someone is watching a commitment, which is the sentence you retired.
The studio does not take a seat in the group
Joining a lender group is a credit and a legal act. A website vendor does not do it by publishing a page. Say that aloud, because sponsors sometimes think the builder of the site is in the deal. Motus is not in the deal. Motus does not commit, allocate, or vote. The firm, if it has a role, uses its own name when it speaks to the group. Our name stays on the invoice for the site.
Keep fees and titles off the public screen. No underwriting fee dressed up as a range. No league table. No sentence that the commitment letter went out yesterday unless the firm is quoting its own dated fact and will stand behind it. Even then, prefer the mailbox to the banner. A sponsor can ask syndicate@ what is still open. The answer comes from a person. It is not pre-typed as done.
Authority fits a syndicate desk that must separate agents@ from sponsors@ and say, in public, that the commitment is not done and that Motus will not join the lender group.
Motus is not a lender. We do not quote an APR, promise approval, or take an application.
