Send the survey and zoning letter. Do not price the land.

A buyer carrying a survey and an owner holding a zoning letter are the two people this page is for. Acres can be stated when the survey says them. What the land is worth cannot be stated by us at all. land@ takes the introduction, surveys@ takes the drawings, and owners@ takes the person who controls the parcel. Motus promises no entitlement and names no value.

Surveys and zoning letters, not prices

The buyer will ask for the survey. The buyer will ask for the zoning letter. The page should say where each one goes, and it should say that neither document is a value. land@ is the introduction. surveys@ receives the drawing and the legal description. owners@ is the person who can actually authorize a conversation about the parcel. Motus does not read a metes-and-bounds description and declare what the dirt is worth.

Acres belong on the page only when the survey states them and the owner allows the statement. Rounding to a friendlier number is a different parcel. If the acreage is disputed, the page stays quiet and the dispute goes to the firm. We will not pick the friendlier number. A zoning letter that contradicts the seller's hope is still the letter. The site does not edit it into a happier district label.

Two senders, two attachments

One person arrives with a survey PDF and wants to know if the desk will look. Another arrives with a zoning letter and a theory about what could be built. They are both legitimate, and they are not the same file. The form should ask which document is attached before it asks for a phone number. surveys@ is the attachment path even when the sender is the owner, so the drawing does not drown in owners@ chatter.

Entitlement is the word people want the page to promise. It will not. A zoning letter describes a current classification. It does not promise a change, a variance, or a permit. If the desk helps owners pursue those things, a person explains the limits in a reply. The homepage says only that the letter can be sent to surveys@ and that an outcome is not attached to the upload.

Worth stays off the introduction

Every land conversation drifts toward price. The page can interrupt the drift. A sentence near the form can say the desk does not publish values and Motus will not add one. Visitors who only wanted a number will leave. That is a successful page, not a failed one. Visitors who have a survey and a real parcel will stay, because the page respected the document they actually hold.

owners@ is for the person in control of the parcel, including a question about whether they want the acreage stated publicly at all. land@ is for a buyer who does not yet have a document. Do not make the buyer invent an address to satisfy a form. Some parcels are not a street. A parcel identifier the buyer already has is enough to start, and it does not belong in a public testimonial.

Starter fits a land desk whose page only has to tell a buyer where the survey and the zoning letter go, and that acres are not a price.

Motus is not a real-estate licensee. We do not list a property, quote a price, or promise a closing.

Questions

Where should a land buyer send the survey and zoning letter?
The drawing and the legal description go to surveys@. A zoning letter goes there too. land@ is only the introduction, and owners@ is the person who controls the parcel. Motus will not read the survey and declare a value.
Can a land page say what the acres are worth?
No. Acres can be repeated when the survey states them and the owner allows it. Worth cannot. Rounding acres to a friendlier number describes a different parcel. Motus promises no entitlement and will not pick the friendlier figure.
Does Motus promise that zoning will change for a buyer?
No. A zoning letter states a current classification. It is not a variance, a permit, or a promise that the classification will change. The upload to surveys@ does not come with an outcome. The firm explains limits in a reply, if it explains them at all.
Which address receives an owner's land survey scan?
surveys@, even when the sender is the owner, so the drawing is not lost in owners@ chatter. land@ is for a buyer who does not yet have a document. Motus will not make them invent a street address for a parcel that does not have one.
