Ask for the preapproval before any house goes public.
A preapproval letter and a school-district question sit with the visitor before any street is named. The home-sales page can ask for both, name the neighborhoods the desk actually works, and send a showing request to showings@. It cannot publish a house the firm lacks permission to show. Motus is not the licensee, adds no list price, and only builds the site and those mailboxes.
What the visitor already holds
Most people show up holding a lender letter and a school question, not a floor plan they love. The form should ask for the preapproval, the neighborhood, and whether this is a purchase or a sale, in that order. A scrolling wall of other people's houses teaches the wrong expectation. If the desk cannot show an address, the address does not go on the site, even if a seller said it aloud once.
homes@ is the open line for a new buyer or seller. showings@ takes a booked visit, a lockbox snag, and a time change. clients@ is for people the desk already represents, so a fresh note does not cover an active file. Motus connects those addresses on the firm's domain. We do not attend the visit, hold a key, or tell anyone a house is free.
Permission before a street goes up
Photos of houses the firm does not control train visitors to expect a catalog. This desk is a practice, not a feed. When an owner has allowed one property to be discussed, the firm records that permission and decides the public wording. Motus will not invent a photograph, a bedroom count, or a price to fill white space. Blank is cleaner than a house nobody can defend.
District talk belongs in a field the visitor fills, not in a claim that one block beats another. The desk may name neighborhoods it actually works. It should not score them. Someone who needs a particular district types it. A person at the firm answers after reading the preapproval and checking that a showing is possible. The page's work ends when that person has the note.
Three mailboxes with separate jobs
A new buyer, a Sunday visit, and a current client will tangle if one inbox holds all three. Route by intent. Neighborhood curiosity goes to homes@. An appointment already on the book goes to showings@. A representation file goes to clients@. Button labels should use those plain words so nobody has to guess which click is safe.
The automatic reply can say the note arrived and can list what is still missing: the preapproval, the neighborhood, and a window for a showing. It must not say a house is pending, sold, or priced. Those words belong to the licensee after a real check, not to a robot. Motus can load the reply text the firm approves. We will not invent a status.
Growth fits a home-sales desk that separates new inquiries, showing changes, and current clients, and that still refuses to publish a house it cannot show.

Questions
- What should a residential page ask before any showing?
- Ask for the preapproval letter, the neighborhood or school district, and whether the person is buying or selling. Do not ask them to browse houses. Motus can place that form. The firm decides which addresses, if any, it has permission to mention.
- Can Motus publish a real estate list price on the site?
- No. Motus is not the licensee and does not set or display a list price. If the firm has written permission to mention one house, the firm supplies every word. We will not invent a number so the homepage looks occupied.
- Where should a booked showing go if homes@ is busy?
- Send the booked visit, the lockbox problem, and the time change to showings@. Leave homes@ for a new neighborhood note and a preapproval. People already represented write clients@. Three addresses keep a Sunday change from sitting under new names.
- Does a school district question belong on the home page?
- Yes, as a question the visitor answers, not as a grade of blocks. The desk may name the neighborhoods it works. It should not claim one street is better for a family. That judgment stays with the person who replies after reading the note.
