Square feet first, then lease or sale, before any tour.
Square feet written on the inquiry are the object, and they have to come before any tour talk. A lease question and a sale question both start there, then they split. The commercial page asks which one the visitor means, and only then offers a next step. Motus will not publish a building the owner has not allowed, and Motus is not the licensee who negotiates either path.
Square feet come before the tour
A visitor who cannot state an approximate size is not ready for a walkthrough, and the form should be honest about that. Ask for square feet, the use they have in mind, and whether they want a lease or a sale. Those three answers change which person should reply. A single tour button skips the split and fills listings@ with people who needed a conversation first.
commercial@ is the right first stop when the visitor does not yet know which colleague handles the file. listings@ is for something the owner has already allowed the desk to discuss. clients@ is for people under an active assignment. Motus can print that distinction beside the form. We will not upload a flyer, a floor plan, or a price the firm did not hand us in writing.
Lease files are not sale files
A lease inquiry cares about commencement and who will occupy. A sale inquiry cares about what is being transferred and who must consent. The page can show those as two packets without teaching a class. Two links are enough. If both packets arrive at one address, the wrong attachment gets opened first. Label the links with the words lease and sale so the sender picks before attaching.
Do not illustrate either packet with a building the owner has not cleared. A sample photograph from another city is still a listing, just a false one. Motus will not supply stock buildings to make the commercial page feel full. If the desk has nothing it is allowed to show this month, the page describes the kinds of assignments it accepts and the inboxes, and then it stops.
Permission is the listing rule
The owner decides what a stranger may see. The desk records that decision. The website repeats it and does nothing more. If permission covers a teaser sheet but not a rent number, the rent number stays off, even if someone on the team wants the page to look serious. Motus will not fill that gap with a figure we invented to be helpful.
listings@ should bounce, internally, anything that arrived without a permission note. The public page can say that a building appears only after the owner allows it. That sentence sets expectations for sellers as much as for buyers. commercial@ remains the place to ask whether the desk even handles a given type of space. clients@ remains the place for work already underway.
Growth fits a commercial desk that must separate lease packets from sale packets and keep every public address behind the owner's permission.

- commercial@ does, when the visitor does not yet know who should read it. The form still asks for square feet first. listings@ is the wrong place for a size question that has no cleared building attached. Motus wires the addresses and does not answer the size.
