A dock tenant is not a downtown office visitor.
A tenant who needs a dock and a visitor shopping for a downtown office are not the same arrival. One is holding a forklift spec and asking about clear height, dock count, and power. The other is in the wrong building type. industrial@ is for the first person. Motus does not invent a rent number to make the industrial page look complete, and we do not lease the building.
Forklift specs are the real inquiry
The useful visitor is not browsing vibes. They know the truck, the pallet, and the turning radius, or they know someone who does. The form should ask for clear height, the number of dock positions, and the power the use requires. Those three fields scare away a downtown office looker, which is the point. A paragraph about flexible space without those fields wastes the tenant's time and the desk's.
industrial@ receives that spec. sites@ is for a particular parcel or building the desk is already discussing with an owner. tenants@ is for an occupier the firm already works with, so a new dock question does not bury a renewal. Dock, height, and power together
Any one of those facts without the other two produces a false match. A tall clear height with no dock is a different building. Heavy power with a grade-level door is a different building. The page should refuse to treat them as optional extras under a photo. Ask all three, and let the human decide if the desk even wants the requirement. The website does not sort buildings into winners.
If the firm has a building it may discuss, the same three facts should appear only as the owner stated them. Office visitors need a redirect
Someone asking about a reception desk and a downtown view should see, quickly, that this is the wrong form. Send them toward the office desk if the firm has one, or simply say this page is for industrial buildings. Do not capture their email just to grow a list. industrial@ is not a junk drawer. A short sentence at the top saves both sides a week of crossed messages.
Tenants who already occupy a building write tenants@ with the unit or dock they mean. New requirements write industrial@. That split is the whole information design that matters here. Motus will put it in the navigation and in the form. We will not staff the inbox, price the power upgrade, or claim a yard, a crane, or a spur the firm does not operate.
Growth fits an industrial desk whose visitors arrive with a dock, a clear height, and a power need, not with a request for a downtown view.
