Private buyers and quiet sellers need separate doors.
A private buyer and a seller keeping an address quiet should never share one public tour button. The buyer wants an off market conversation. The seller wants confidentiality. A showing, when one is appropriate, goes to showings@ rather than a page strangers can browse. Motus builds that split, with private@ and clients@ beside it. Quiet sellers are not tour traffic
Someone protecting an address is not asking to join a Saturday open house. A public tour button puts that address, or the fact of it, in a queue a stranger can enter. private@ is the door for an off market conversation and for a confidentiality request. The form asks who is writing and what they need kept quiet. It does not ask which portal listing they clicked.
The buyer who refuses a public listing still needs a human. That human reads private@, not a shared tour pile. If a showing is even discussable, the firm moves it to showings@ after the confidentiality point is settled. clients@ holds people already engaged, so a new private name does not land on top of their file. Motus only labels the doors. We do not decide who may see the house.
A showing is a second step
No calendar invite should go out because a stranger filled a homepage form. The firm decides whether a visit is appropriate, who attends, and what the visitor may photograph. The website can collect a preferred window and a name. It cannot confirm the visit by itself. showings@ is the place that window waits, after private@ has already screened the request.
Publishing interior photos to prove the desk is serious is how a quiet address stops being quiet. If the owner later allows a limited description, the firm writes it and Motus places only that text. Until then the page talks about the kind of work, not the house. We will not borrow a sold price from a rumor to make the firm sound busy.
Confidentiality is a mailbox choice
A confidentiality note that sits in a public tour inbox has already failed. The request should hit private@, where fewer people read it. Say that on the page in one plain sentence, above the form, not in a footnote. Visitors who need secrecy will not hunt. If the sentence is missing, they will use the wrong button or they will leave.
clients@ remains the lane for people the desk already serves, including a seller whose address is not public. Do not carbon-copy that lane onto the tour list. Motus can build the form with a required choice: buyer, seller, or existing client. We cannot promise that a third party will keep a secret. The firm's own habit of using the right address is the actual control.
Authority fits a luxury desk that needs a private path, a separate showing lane, and room to explain confidentiality without printing an address.

- Will Motus print what a private house sold for?
- No. A sold figure we did not receive from the firm is a fiction. The page discusses the kind of work and the private path. If an owner later allows a limited statement, the firm writes it. We will not borrow a rumor.
