The offering memorandum stays off the site until allowed.

The offering memorandum is the object on the desk, and it goes on a public page only when the owner allowed that page. A unit mix can be described at the level the owner cleared. A rent roll is a file for a serious reader, not a teaser graphic. Motus will not compute a cap rate, will not post the memorandum on our own, and is not the licensee.

The memorandum waits for permission

An offering memorandum is a controlled document. Putting it on a public URL because the design looks empty is a breach the owner did not agree to. The page's job is to say how a reader requests it, who reviews the request, and what happens if the answer is no. offerings@ is that request path. Motus will not upload the file to our own site, and we will not host a hidden link that is effectively public.

multifamily@ can receive a general question about whether the desk handles a given unit count or area the firm already works. investors@ is for people the desk is willing to speak with about a specific offering. The two should not be the same button. A stranger is not an investor because they used the word. The firm decides. The website only stops pretending the decision was already made.

Unit mix at the cleared level

A unit mix is a table: how many studios, one-bedrooms, and larger homes, if the owner allows those words. It is not a story about lifestyle. Publish the table only at the level already cleared for the offering memorandum or for a shorter public card. If nothing is cleared, do not reconstruct the mix from a drive-by. Motus will not count windows in a photo and call it a unit mix.

Buyers who need the mix before they will talk should be told to request it, not shown a guess. The request goes to offerings@. If the firm later receives permission, the firm sends the table. That sequence is slower than a homepage chart and it is the one that survives a phone call from the owner. We do not build the chart from memory.

Rent rolls are private files

A rent roll names tenants, rents, and expirations. That is not a marketing graphic. A buyer who is allowed to see it should receive it from the firm after the firm has decided they are allowed. The website can say the roll exists and name offerings@ as the way to ask. It cannot embed the roll, summarize it, or turn a single line of it into a teaser.

Cap rates are the same kind of problem. A rate computed on the homepage is a number Motus made up or a number stripped of its assumptions. Either way it does not go on the page. If the owner has published a figure in a document the firm is allowed to circulate, the firm circulates the document, not a rewritten slogan. investors@ is where that request belongs. We will not back into a rate from a rumor.

Questions

When may a multifamily offering memorandum go on the site?
Only when the owner has allowed that exact page. Otherwise offerings@ is the request path, and the answer may be no. Motus will not upload the memorandum to fill a design, and we will not hide it behind a link that is public in practice.
What unit facts can a multifamily page name in public?
Only the unit mix the owner cleared, at the level cleared, using the owner's categories. If nothing is cleared, there is no table. Motus will not count windows in a photograph and call the result a mix. Buyers can request the table through offerings@.
Who supplies the rent roll if a buyer asks?
The firm does, after it decides the buyer may see it, from the file the owner provided. The website may say the rent roll exists and that offerings@ is how to ask. Motus will not embed, summarize, or tease a single line of it.
Will Motus calculate a cap rate for an apartment deal?
No. A cap rate on the page is either invented or stripped of its assumptions. investors@ can receive a request for a document the owner already allowed to circulate. Motus will not back into a rate, and we are not the licensee.
