A midnight repair note is not an owner statement.

At midnight a resident's maintenance note and an owner's statement request land together and one of them disappears. The repair cannot wait on a monthly report, and the owner should not read a work order thread to find a balance. residents@, maintenance@, and owners@ exist so those arrivals stay apart. Night repairs cannot wait on statements

A burst pipe at midnight is not a monthly report. If both messages share owners@, the pipe waits behind a PDF or the PDF is missed in a rush of alarms. maintenance@ is the night door. The page should say so in the first screen a resident sees, with the phone the firm actually answers, if the firm has one. Motus will not invent an after-hours number.

Work order language on the form should be dull and specific: what broke, which unit, whether anyone is unsafe. That is enough for a person to start. It is not a diagnosis, and it is not a promise the repair happens by morning. The firm makes that promise, if it makes one, under its own agreement with the owner. The website only carries the note to maintenance@.

Residents and owners read different mail

A resident asking about a key, a package, or a noisy neighbor should not land where owner statements are opened. residents@ exists for that daily traffic. owners@ exists for statements, insurance certificates the owner requested, and decisions that spend the owner's money. Mixing them means a tenant complaint sits in a financial thread, or a balance is discussed in front of the wrong reader.

The site can say, without drama, which person should use which address. It should not publish unit numbers, delinquency, or a story about a particular resident. Those details are the work, not the marketing. Motus will not draft a notice to a tenant and will not estimate how full the building is. Occupancy, if the firm tracks it, stays in the owner report.

Statements stay on the owner side

An owner who wants last month's numbers should have a direct way to ask, without filing a repair. Put owners@ on the owner side of the site, not buried under a resident FAQ. Say what the firm will send and what it will not send by email. A bank login, a full ledger download, or a portal password does not belong in a public form. The form only requests the statement conversation.

If the same person is both an owner and a resident, the page can say to pick the subject, not the identity. A leak is maintenance@. A statement is owners@. The subject line the form suggests should already contain that word, so the inbox rules can sort it. Motus can set those suggestions. The firm still has to answer. We do not take over the phones at night.

Questions

How should a property management page split owner mail?
Give owners@ the statements and the spending decisions, and give residents@ the daily building life. Say which is which on the page. A person who is both still picks by subject. Motus can label the addresses. We do not prepare the statement.
What happens to a management statement sent at midnight?
It should already be addressed to owners@, so it is not opened as a repair. The site should put that address on the owner side, not under a resident question. Motus will not invent a balance, a portal password, or a monthly total.
Why must resident notes avoid the owner statement inbox?
