The cap rate on this corner is attractive is the sentence a net-lease site has to lose. The honest page names the tenant credit questions the desk actually asks, the lease term it needs to see, and whether the structure is absolute net. Motus will not print a cap rate, will not offer a security, and is not the licensee on the lease.

Lose the cap rate sentence

A cap rate on a homepage is a conclusion with the inputs hidden. Visitors treat it as an offer. Take the sentence down, including the version that says call for cap rate and then implies one in the next line. The replacement is a list of questions: who the tenant is, what the lease term is, and whether the structure is absolute net. Those are questions, not a result.

netlease@ is the general door. tenants@ is for the credit tenant's side of a question. buyers@ is for someone asking to review a lease the desk is allowed to share. Motus will not attach a lease to the public site. We will not compute a rate from a rent we guessed and a price we guessed. Both of those numbers are absent on purpose.

Tenant credit is a set of questions

The desk asks who pays, for how long they have paid, and what the lease says happens if they stop. That is the tenant credit conversation. The website can list those questions so a buyer knows what to gather. It cannot answer them from a logo. A nationally familiar name is not a credit conclusion. buyers@ receives the package when the visitor has one. The firm reads it. Motus does not score the tenant.

If the firm wants a page that explains how it thinks about tenant credit, the firm writes the standard and we place the prose. We will not add ratings, outlooks, or a shorthand grade. tenants@ is available when the tenant, or the tenant's representative, is the one writing. Mixing that mail into buyers@ puts a tenant's operational note in front of people shopping for a lease to buy.

Absolute net needs plain words

Absolute net means the page has to say, in ordinary language, what the desk is asking the visitor to confirm about expenses, taxes, and repairs. It does not mean the page promises a particular structure exists on a particular corner. Use the phrase as the name of a question. Pair it with lease term, because a long term and a short term are different conversations even when both are called absolute net.

Do not illustrate the phrase with a sample property, a sample rent, or a sample price. A fictional corner is still a listing. netlease@ can receive a description of the lease the visitor already holds, in their own words. Motus will not turn those words into an offering. We are not a securities desk, and this page is not an offer of a security.
